Loan Process

Up to 70% Loan To Value ratio - Primary/Second Home - Full Documentation - Purchase or Rate/Term Refinance

To Get Started

  • Complete (fill in) the application form (HTML, PDF)
  • Fax or e-mail back to us
  • NO PAYMENT IS REQUIRED AT THIS POINT

Additional Documents

  • A copy of valid passport, and a US visa (if required).
  • A bank reference letter. See an example (HTML, PDF)
  • Obtain a US bank account with 6 month reserve of mortgage payment.
  • Forward down payment to the US, either to escrow agent or to your bank account.
  • Provide a verification of assets. See an example (HTML, PDF)
  • Provide a letter from employer (HTML, PDF), or a letter from accountant/CPA if you are self employed (HTML, PDF)
  • Have the down payment 6 month reserve transferred to your US bank account.
  • For Corporate Title: additional documents are needed.

The Process

  1. We evaluate your application.
  2. If everything is satisfactory, we issue a pre-approval letter.
  3. We send a ready-to-sign application.
  4. Borrowers sign the application, return it with $300 application fee. These funds are being used for the costs of submitting your loan and you will be credited for it at closing.

NOTE

Minimum loan amount is $50,000.

Loans may allow for corporate title either US corporation or foreign corporation. Please refer to required docs above for corporate title.
